8.1 Icons
8.1.1Guest bathrooms shall provide a high quality shower experience, even if it is delivered within a bath tub, and shall incorporate the following:
- Thermostatic shower mixer valve
- Shower screen (rather than curtain)
- Floor heating
- Rack for guest toiletries
- Shower gel dispenser
- Soap dispeser at the vanity
HVAC
8.1.2
A heating and ventilation system must be provided. A mechanical exhaust system is required, installation to maintain odour free environment with visual and acoustic privacy between adjoining rooms.
Electrical
8.1.3
Extract fans must discharge to external atmosphere.
Lighting provision must provide adequate colour balance lighting at head height for grooming at the vanity, together with appropriate general illumination.
Socket outlets must be provided as follows:
- 110/230V shaver point (acceptable at hairdryer)
- 230V for hairdryer (if required)
Fire alarm sounders must be fitted if required for audibility.
Water
8.1.4
Guest bathrooms must have hot and cold water available without significant temperature or volume fluctuation. Adequate flow and water pressure must be provided to all guest bathrooms.
Doors
8.1.5The door opening must be a minimum of 0.625m wide. Door to have privacy lock with external override
Sliding doors are permitted for access into bathrooms.
Finishes
8.1.6Walls must be ceramic tile or stone / marble, safety glass is also permitted. Vinyl wall covering may be acceptable on walls that are not exposed to water, subject to agreement with Scandic.
8.1.7
Ceilings must have a smooth, cleanable, moisture resistant surface. All light fittings above baths/showers must be rated IP64
8.1.8
Floors must be covered with non-slip ceramic tile or stone.
Fixtures and fittings
8.1.9All guest bathrooms must have a minimum of three fixtures:
- Vanity top with wash hand basin
- WC
- Bath or shower cubicle
Vanity unit
8.1.10
The vanity unit must be made from high pressure plastic laminate, stone, 'Corian' or cultured marble surface having a matching back and side splash up stand with integral or inset wash bowl, or other detail approved by Scandic. An appropriate apron/skirt must be provided.
A polished float glass mirror that is the full width of, and 900mm high above the vanity top, or an appropriately sized framed mirror, is required.
Wash and basins must be acid-resistant with overflow outlet and either a pop-up stopper or a captive waste fitting (no chains).
WC
8.1.11
The WC must have a co-ordinated heavy-duty plastic seat and lid.
Bath or shower enclosure
8.1.12
Walls must be finished with ceramic tile, stone, cultured marble or safety glass.
8.1.13
In new hotels or extensions or hotels being refurbished, shower and bath bottoms must be anti-slip with factory-etched slip resistant bottom or textured surface. Where factory etched non-slip bases have not been provided, a non-slip rubber mat must be supplied in each bathroom in lieu.
8.1.14
Gel dispensers are to be provided. Co-ordinated high-level soap dishes / racks are required for guest convenience.
Bath
8.1.15
Minimum 1.5m unit with overflow outlet. The preferred solution for wastes in baths is a 'pop-up' stopper type, however, captive waste fittings are also acceptable (no chains).
8.1.16
One grab rail bar is required adjacent to the bath fitted at the appropriate height.
8.1.17
Where showers are provided in combination with the bath a tempered glass enclosure (or similar) is required.
Shower cubicle/enclosure
8.1.18
Minimum clear space to be 800mm, grab bar to be provided.
8.1.19
Shower cubicles are to be provided with tempered glass or tiled/marble enclosure and tempered glass door (or similar).
Fittings
8.1.20Taps to wash hand basin, baths and bidets, where fitted must be single-lever mixer fittings being of brass manufacture with chrome-plated finish.
8.1.21
Shower fittings must incorporate a thermostatic mixer.
8.1.22
Soap dispensers should be provided as follows:
Wash hand basin: Liquid soap dispenser
Bath: Multipurpose gel dispensers
Hairdryer
8.1.23
An electric hand held hairdryer is required in the bathroom (or guestroom) and should be rated a minimum of 1200 watts with trigger style switch, hair/lint filter and coiled electrical cord (min 1.8m in length when extended).
8.1.24
When installed in the bathroom, the unit must be securely fastened in the vanity area at a minimum height of 1.4m and a maximum of 1.7m from floor level. The unit is to be connected via a plug.
Accessories
8.1.25The following accessories must be supplied in all guest bathrooms:
- Toilet roll holder
- Toilet Bruch and holder
- Sanitary bag dispener
- Chrome-plated or stainless steel reserve-roll tissue holder
- Towel shelf and bar
- Robe hook
- Facial tissue dispenser
- Non-flammable and washable wastebasket (flip top recommended)
Linen
8.1.26
Minimum requirements for linen are as follows (additional towels will be required for multiple occupancy):
- Two (2) bath towels
- Two (2) hand towels
- One (1) bath mat
Towels to be white, coloured borders or logo are not allowed.
Bath linen must be in good condition; any products with frayed/unravelled edges or stains are not authorised and must always be immediately removed from inventory.
